Description

Mixed land (urban part and rustic part) this land has a total area of ​​79 080sqm, located on an elevated platform approximately 2 km from the beaches of Benagil, Marinha and Albandeira.

The publication of the revision of the Master Plan Municipal, Notice, n. 16179/2021 of 26 August, published in the Diário da República - 2nd series, n. 166, changed the situation of the land, with part of it, more specifically, a little more than 6000sqm, being inserted into low-density housing spaces and the remaining part, around 73000sqm inserted into other agricultural spaces. This assigned classification results from the application, in the first case, of article 63, number 2, subparagraph c) and, in the second case, the application of article 44, no. 2, paragraph b) with the expected construction capacity, in the first case, defined in article 65, no. 3, paragraphs a) to l), and in the second case, in article 45, no. 3, paragraphs a) to h)
More specifically, in the first case, low-density housing spaces are in CM Lagoa for approval, a prominent operation of a plot of land measuring 6200sqm and a subdivision project, proposing the division of the land into three individual lots, of approximately 2000sqm, with the possibility, in each, of the construction of a detached house with the following characteristics:

Housing on the ground floor and 1st floor with a height of less than 7.50 m;
Area gross area (sum of ground floor and floor) of 300sqm;
Swimming pool support area and others, attached, with an area of ​​100sqm;
Hypothesis, given the uneven terrain, of building a basement even if the its use must necessarily be included in areas supporting the functioning of the house (garages, boiler room/air conditioning, laundry, etc.)

In the second case, other agricultural spaces, the type of occupation/use, is defined in the paragraphs mentioned above, which form part of article 45 of the PDM Regulation, making it possible to build a single-family house with 300sqm due to the previous existence of a ruin prior to 1951, as well as the development of a TER (tourism in rural areas) with 2000sqm of accommodation construction area and a commercial/industrial area with 500sqm construction area.
